ABEET Terms of Use

1. Acceptance

1.1. These Terms govern your use of «ABEET» (abeet.ai), the broker space (broker.abeet.ai), rental and property management (rental.abeet.ai), the ABEET mobile apps and the «مساعدك العقاري» AI assistant (the "Services"), operated by (to be confirmed), Commercial Registration No. (to be confirmed), (to be confirmed) ("ABEET", "we", "us"). ABEET is part of the Experto brand (experto.sa).

1.2. By using the Services you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Services.

1.3. Additional terms may apply to the broker space or rental management. If they conflict with these Terms, the additional terms prevail for that Service.

2. What ABEET is

2.1. ABEET is a search engine and platform for property seekers (buy and rent) across Saudi cities.

2.2. Listings are aggregated from third-party public property platforms and from original advertisers and brokers. ABEET is not the advertiser, the owner or the broker of any listing, and is not a party to any transaction between you and an advertiser, broker, owner or tenant.

3. Eligibility and accounts

3.1. You must be at least 18 years old and legally capable of entering into these Terms.

3.2. One ABEET Identity account (sign-in via Apple or Google) gives access to all Services. You are responsible for activity under your account and for keeping your sign-in credentials secure. Notify us promptly at (to be confirmed) of any unauthorised use.

3.3. You must provide accurate information and keep it up to date.

4. Listings

4.1. Each listing shows the original advertiser or broker and links to the original ad. Price, availability, description, photos and other details come from those sources.

4.2. We do not guarantee the accuracy, completeness, availability or price of any listing. A listing may be outdated, withdrawn or incorrect.

4.3. A «يحتاج مراجعة» flag indicates that a price looks abnormal compared to similar data. It is an automated indicator, not a finding of error or fraud, and the absence of the flag is not a guarantee.

4.4. You must verify all information directly with the advertiser or broker, and inspect the property and documents, before making any decision or payment.

5. Market analysis and estimates

5.1. Market analysis uses official open data from the Real Estate General Authority (REGA) sale index, with attribution. REGA does not endorse ABEET.

5.2. The value range, rent calculator, compare tools and «أفضل قيمة» are estimates for information only. They are not a property valuation, nor financial, investment, legal or tax advice. For a valuation, consult a licensed accredited valuer.

6. The AI assistant «مساعدك العقاري»

6.1. The assistant asks about your needs and opens matching search results. It does not create listings and does not invent deal prices.

6.2. Its answers may be inaccurate, incomplete or out of date. Do not rely on them as professional advice; always check the original listing.

6.3. Conversations may be processed by third-party AI model providers to generate replies, as described in the Privacy Policy. Do not enter sensitive personal data.

6.4. You must not use the assistant to generate unlawful, misleading or harmful content or attempt to bypass its safeguards.

7. Acceptable use

You must not:

  • break any applicable law, including real-estate advertising rules;
  • post false, misleading or unlicensed listings, or listings you have no right to publish;
  • impersonate any person or misrepresent your affiliation;
  • harass, defraud or spam other users, advertisers or brokers;
  • upload malware, or interfere with or overload the Services;
  • access accounts, systems or data without authorisation, or bypass security or rate limits;
  • use the Services to collect personal data of others for unrelated purposes.

8. No scraping or reselling

8.1. Without our prior written consent, you must not:

  • scrape, crawl, harvest or extract data or content from the Services by any automated means (bots, scripts, spiders) or manual bulk copying;
  • copy, reproduce, compile databases from, resell, license, sublicense or commercially exploit any part of the Services or their data, including listings, estimates, indices and analysis;
  • use the Services or their data to build or train a competing product or AI model;
  • frame or mirror the Services.

8.2. We may use technical measures to block such activity and may take legal action.

9. Broker and advertiser obligations

9.1. If you publish or manage listings (including through broker.abeet.ai), you must:

  • hold a valid FAL licence and comply with REGA's real-estate advertising rules, and show the required licence and ad information;
  • publish only properties you are authorised to advertise;
  • keep listings accurate and current, and remove sold, rented or withdrawn properties promptly;
  • comply with the PDPL when handling personal data of seekers, owners or tenants.

9.2. Brokers and advertisers may request correction or removal of a listing attributed to them by contacting (to be confirmed) or through the broker space. We may ask for proof of identity or authority.

9.3. We may remove, hide or flag any listing, or suspend a broker account, that appears to breach these Terms or the law.

10. Rental and property management

10.1. If you use rental.abeet.ai, you are responsible for the data you enter (including tenant and owner data), for having a lawful basis to enter it, and for your contracts and payments with third parties.

10.2. ABEET is not a party to any lease or property management agreement.

11. Fees

12. Intellectual property

12.1. The Services, including software, design, the ABEET and Experto names and logos, estimates, analysis and the compilation of data, are owned by or licensed to ABEET and protected by law.

12.2. Listing content belongs to its original owners. Official data belongs to its source and is used under its terms.

12.3. We grant you a limited, personal, non-exclusive, non-transferable, revocable licence to use the Services for your own non-commercial purposes (or, for brokers, for managing your own listings).

12.4. If you submit content, you confirm you have the rights to it and grant ABEET a non-exclusive, royalty-free licence to host, display and adapt it to operate the Services.

13. Third-party links and services

The Services link to original ads and third-party sites and use third-party providers (such as Apple, Google and AI model providers). We are not responsible for their content, policies or practices.

14. Disclaimers

The Services are provided "as is" and "as available". To the extent permitted by law, we do not guarantee that they will be uninterrupted, error-free or meet your needs, or that any listing, estimate or assistant answer is accurate.

15. Limitation of liability

15.1. To the maximum extent permitted by the laws of the Kingdom of Saudi Arabia, ABEET is not liable for:

  • any decision, transaction or payment you make based on a listing, estimate or assistant answer;
  • the acts, omissions or content of advertisers, brokers, owners, tenants or third-party platforms;
  • indirect or consequential loss, or loss of profit, data or opportunity.

15.2. Our total liability for any claim relating to the Services is limited to (to be confirmed).

15.3. Nothing in these Terms excludes liability that cannot be excluded under Saudi law.

16. Indemnity

You agree to indemnify ABEET against claims and losses arising from your breach of these Terms or the law, or from content you publish.

17. Suspension and termination

17.1. You may stop using the Services and delete your account at any time.

17.2. We may suspend or terminate your access, with or without notice, if you breach these Terms, the law, or if required by a competent authority.

17.3. Sections that by nature should survive termination (including 8, 12, 15, 16 and 19) will survive.

18. Changes

We may amend these Terms. We will publish the updated version with its date and notify you of material changes through the Services or by email (to be confirmed) days before they take effect. Continued use after that date means you accept the changes.

19. Governing law and jurisdiction

19.1. These Terms are governed by the laws of the Kingdom of Saudi Arabia.

19.2. Any dispute will be referred to the competent courts of the Kingdom of Saudi Arabia.

20. Language

These Terms are issued in Arabic and English. If there is any conflict, the Arabic version prevails.
